Wittington has begun demolishing properties at the northeast corner of Yonge and St. Clair, clearing part of a full city block for the planned St. Clair Place redevelopment.

The 1.36M-SF mixed-use project is slated to bring four buildings and about 1,360 homes to Toronto’s Deer Park neighbourhood. The development site covers 1481-1535 Yonge St., 1-31 Heath St. E., 30-36 Alvin Ave. and 22 St. Clair Ave. E.

The city-approved plan calls for three towers of 44, 39 and 27 storeys, along with a 13-storey building. The residential component will be joined by more than 220,000 square feet of commercial space, largely arranged on the lower floors facing new public areas.

Plans also include a 1,560-square-metre public park at Yonge and Heath streets and a roughly 1,400-square-metre privately owned public space running through the site. An atrium is intended to connect the development with the below-grade concourse and St. Clair subway station, reinforcing the property’s position at a major transit node.

Toronto council approved the rezoning in 2022. The approved proposal includes 40 replacement rental apartments for units being removed through redevelopment, as well as a mix of studio, one-, two- and three-bedroom homes.

Demolition is an early physical step for the transit-oriented development to follow. Capital Developments has managed the project on behalf of Wittington, with Diamond Schmitt identified as architect. Current plans list 2028 as the estimated completion year.
