Avison Young Listing Landmark YMCA Property in Downtown Montreal

Avison Young has listed for sale the landmark downtown Montreal YMCA property, marketing the site as a large-scale mixed-use repositioning and redevelopment opportunity in the city’s core.

The property at 1435 Drummond and 1440 Stanley streets is located just north of Sainte-Catherine Street West, adjacent to the Peel Metro station, within Montreal’s Golden Square Mile and central business district. The site is surrounded by major institutions, luxury hotels, prime retail corridors, universities and recent residential development.

“This is a rare opportunity to reposition a significant downtown Montreal asset within one of the city’s most dynamic and rapidly evolving districts,” said Mark Sinnett, an Avison Young principal, executive vice-president and the head of the firm’s Quebec capital markets group.

The site offers investors and developers the ability to “redefine a core downtown block through a transformative mixed-use vision, aligned with the continued evolution of Montreal’s urban landscape” he added.

The property comprises about 147,927 square feet in a six-storey mixed-use building. The site has access to the STM Metro network, the REM and Montreal’s pedestrian and cycling infrastructure.

Owned by YMCA Quebec, the property has zoning allowing mixed-use development with a maximum density of 12 times and permitted building heights up to 155 metres.

The sale is part of YMCA Québec’s long-term strategic transformation initiative. The organization said it is seeking a buyer capable of delivering a mixed-use project incorporating residential, commercial and office uses while contributing positively to the surrounding neighbourhood.
