Initia Moves its 1,000 Agents to eXp Realty Canada
Initia Real Estate has moved its 1,000-agent real estate brokerage business to eXp Realty Canada, the companies announced.
The move brings Initia’s network across British Columbia, Alberta, Ontario, Michigan, Florida, Mexico and Colombia onto the eXp platform. Founded in Edmonton in 2015 by Jonathan Yu, the brokerage reported approximately $2.5 billion in 2025.
“Initia’s move to eXp Realty says a lot about where the brokerage model is going,” said Leo Pareja, CEO of eXp Realty. “Brokerage leaders are looking for ways to scale smarter, support agents better and reduce the operational weight that can pull them away from growth. Nadia Habib, managing director of eXp Realty Canada, said Initia represents “the future of real estate in Canada.”
“They have built a strong brand, a connected culture and a clear commitment to helping agents grow,” Habib said, adding that eXp aims to use scale, technology and agent-first infrastructure to help Initia grow.
Yu said Initia’s agent-first culture aligned closely with eXp’s approach.
“The move will allow me to personally realign with the part of the business that matters most to me: fostering meaningful connections, mentoring agents, and ultimately showing up for my Initia family,” he said.
Yu said increasing compliance obligations and administrative demands influenced the decision to move to eXp’s platform.
“Running a real estate brokerage comes with a lot of stressful responsibilities and compliance considerations,” Yu said. “With the ever-increasing compliance burden being placed on brokerages, it is becoming more difficult for smaller independent brokerages to operate, while still maintaining a human connection with its agents. For me, transitioning Initia to the eXp platform made a lot of sense, because it allowed me to offload a lot of the administrative and compliance burden.”
Under the new structure, Initia will continue operating with multiple teams and branch locations under the Initia, brokered by eXp banner while retaining its existing leadership and branding.
Initia Co-founder Ryan Yu said the move will help agents adapt to changing market conditions and technology-driven shifts in the industry.
“With so much happening in the world right now, traditional real estate cycles are being completely thrown off across the board,” Ryan Yu said. “The tools that eXp offers allow agents to stay ahead through training, and also have supplementary income streams.”
Bellingham, Wash.-based eXp Realty and its Canadian subsidiary fall under the ownership of eXp World Holdings, which is also the parent of NextHome an award-winning American real estate franchise; FrameVR.io, a virtual collaboration platform; and Sucess Enterprises, a leading personal development and media brand for entrepreneurs.
