Fitzrovia Begins Leasing 898-Unit Marlow Apartment Project in Toronto
Fitzrovia has begun leasing its 898-unit Marlow purpose-built rental community at the intersection of Bloor Street West and Dufferin Street in Toronto.

The development, located on former Toronto District School Board lands at 980 Dufferin St., is a key component of the broader Bloor-Dufferin Project master plan and will add rental homes across three multi-residential towers. Almost 60% of the suites will be family-sized two- and three-bedroom units.
According to Fitzrovia, the project is part of a mixed-use community that will include retail space, 10 DEAN cafés, a 3,580-square-metre public park and direct access to the Dufferin subway station. The company said the Bloor-Dufferin Project has contributed $80 million in community benefits to the City of Toronto.
“This is city-building at scale,” said Adrian Rocca, founder and CEO of Fitzrovia. “Marlow is not a single building; it’s part of a new neighbourhood. We’re adding hundreds of much-needed rental homes in a community that embraced density, transit, and growth, while investing in the public realm and long-term livability.”
A central feature of the development is the restoration and adaptive reuse of the historic Kent Public School, a more than 100-year-old building that will be converted into a community hub and child-care centre while preserving its heritage façade and presence on Dufferin Street.
“Kent Public School has always been a place of community,” Rocca added. “By restoring it and reintegrating it into daily neighbourhood life, we’re respecting the past while building something that serves today’s families and residents.”
Fitzrovia said Marlow will offer an extensive amenity package, including indoor and outdoor pools, a hammam spa, fitness facilities, sports simulators, co-working spaces, entertainment lounges and pet spas. Residents will also have access to an in-house daycare operated by Bloomsbury Academy and virtual health-care services through Cleveland Clinic Canada.
“The scale of Marlow allows us to deliver a level of amenity programming rarely achieved in multi-family residential communities,” said Corey Pacht, partner and executive vice-president, operations at Fitzrovia. “Our team is focused on making sure every space, from wellness and fitness to social and family amenities, is well run, well used, and supported by service that elevates everyday living.”
Construction is nearing completion, with the first residents expected to move into the Central Tower beginning in September.
