Arkfield Proposes 49-Storey Condo Tower on Downtown Toronto Waterfront
Arkfield has applied to redevelop a downtown Toronto waterfront site as a 49-storey mixed-use condominium tower.
The proposed redevelopment site is located at 10 Lower Spadina Avenue, where Spadina intersects with Queens Quay West.
Arkfield purchased the property, which now comprises a seven-storey office building, from an undisclosed seller in the summer of 2024.
If all goes according to plan, the redevelopment will bring 511 multi-residential units and new street-level retail to the prime waterfront site.
The proposed tower would span approximately 349,000 square feet of total floor space and integrate with the surrounding urban environment. Arkfield’s development application also calls for 1,400 sf of commercial space on the ground floor to enhance the pedestrian experience in the high-traffic area.
The 0.39-acre site is surrounded by a mix of mid-rise and high-rise developments, including buildings up to 74 storeys nearby. Arkfield’s proposal reflects the ongoing intensification of the waterfront, a key priority for Toronto’s urban development strategy, said the company in the development application.
The design incorporates indoor amenities on the third and fourth floors, as well as a rooftop amenity area, collectively covering more than 16,200 sf.
Amenities would offer features for residents such as work-from-home areas and dedicated facilities for pet care. Outdoor public art installations and a unique architectural “notch” at the tower’s base aim to enhance the streetscape and provide a welcoming pedestrian area.
Parking provisions include 39 spaces across three underground levels, accessed via a car elevator, while bicycle parking will be robust, with 563 spaces provided on the second and third floors. The design prioritizes alternative transportation, leveraging the site’s proximity to the TTC, Union Station, and public parking options.
Arkfield said the project aligns with the City of Toronto’s Downtown Secondary Plan and the Central Waterfront Secondary Plan, which encourage high-density, mixed-use developments in the area. If approved, the building will become a prominent addition to the city’s evolving skyline, contributing to the ongoing revitalization of Toronto’s waterfront, added Arkfield.
Goldberg Group, a Toronto-based land use, planning and development advisory firm, filed the application on behalf of Arkfield.
