BGO Delivers Ontario’s First Fully Electric Net-Zero Spec Industrial Building
BGO has delivered Ontario’s first fully electric net-zero carbon speculative industrial building to the market.
The property is located in Sun Life’s Fifth Line Business P:ark in Milton, Ont., located within the Greater Toronto Area. The 234,061-square-foot building’s net zero features include an all-electric HVAC system, which is two to three times more efficient than standard equipment, says BGO. A 500-kilowatt rooftop solar panel negates 100% of greenhouse-gas emissions.
The development has achieved the Canada Green Building Council’s Zero Carbon Building (ZCB) Design certification and is also targeting the group’s ZCB Performance standard. In the first 10 years, the building will prevent 2,150 tonnes of carbon-dioxide from entering the atmosphere.
With the delivery, BGO continues to move intentionally and steadfastly toward its goal of being carbon-neutral by 2050, said Ross Strowger, a BGO Toronto-based managing partner. BGO is also helping sustainability-focused tenants meet their net-zero goals, he added.
The development is one of four industrial buildings in the business park. The other three are net-zero-carbon-ready, meaning that it will become fully net-zero once renewable power is installed.
CBRE is serving as the business park’s leasing broker, while Kirkland Lake, Ont.-based Broccolini is the development manager.
Based in Miami, BGO is a global asset manager that originated in Canada through a predecessor company, Bentall Kennedy. BGO has a large Canadian footprint and is majority-owned by Toronto-based Sun Life, which ranks among Canada’s largest institutional investors.
