BGO Leases 82K-SF to Connor, Clark and Lunn at Flagship Vancouver Office Property

BGO has leased 82,000 square feet at its flagship downtown Vancouver office property B6 to Connor, Clark and Lunn Financial Group.

The lease, one of the largest in Vancouver this year, spans five floors and brings the 534,000-sf building to 97% occupancy, said BGO, a global leader in commercial real estate investment and management.

“We are very pleased to welcome Connor, Clark and Lunn to the B6 community, and look forward to delivering a world-class tenant experience for their employees,” said Simon Holmes, managing partner, Canadian chief investment officer and portfolio manager at BGO.

“At the heart of our vision for B6 is a tenant-centric offering that delivers wellness-driven amenities combined with high sustainability performance. Today’s announcement validates our investment thesis for this asset, and reflects the demand from high-quality, discerning tenants for a healthy and socially engaging working environment for their employees.”

Vancouver-based Connor, Clark and Lunn has operated in the city for more than four decades. The company views the move as a strategic investment in its people.

Located at 1090 West Pender Street, B6 is co-owned by the BGO Prime Canadian Property Fund and Toronto-based OPTrust, one of Canada’s largest pension funds. The building is just steps from Burrard SkyTrain Station and the Vancouver Convention Centre and features open, virtually column-free spaces with expansive windows offering panoramic views of the city and Burrard Inlet.

Designed by Vancouver-based MCM Architects, B6 prioritizes sustainability and wellness. Features include triple-glazed windows, rainwater harvesting systems, green roofs, a 4,000-sf fitness centre, 18 EV charging stations, 159 bicycle lockers, and multiple outdoor terraces for tenant use. The property is targeting LEED Gold and WELL Gold certifications.

Avison Young principals Glenn Gardner and Matt Walker, based in the company’s Vancouver office, represented Connor, Clark and Lunn in the lease transaction.
