Bit Digital Acquires Montreal Data Centre Project

Bit Digital has secured the rights to a new data centre development in the Montreal suburb of Saint-Jerome, Que., to support its high-performance computing operations.

“This milestone represents continued momentum in our strategy to deliver purpose-built AI infrastructure at scale,” said Sam Tabar, CEO of Bit Digital. “Speed to market is a key differentiator in the AI infrastructure space, and this site reflects our ability to mobilize and deliver capacity on accelerated timelines.”

The 202,000-square-foot facility, known as MTL-3, is the New York-based firm’s third Montreal-area data centre property. The project sits on 7.7 acres and is being retrofitted to Tier 3 standards and will serve a five-megawatt co-location agreement with Cerebras Systems, a leader in generative AI infrastructure.

The project is being executed under a lease-to-own structure with a fixed-price purchase option available within 12 months. The 20-year lease includes two optional five-year extensions.

Bit Digital is targeting a July 2025 operational launch, with development costs projected at approximately C$55 million.

The site will be delivered through Bit Digital’s HPC platform, WhiteFiber. Cerebras holds a right of first refusal for any additional capacity at the facility, which also has potential for future expansion pending utility approvals. This move further solidifies Bit Digital’s data centre footprint in the Greater Montreal Area.

Bit Digital did not disclose any seller details.
