
Brazmar Selling Large Industrial Property in Nepean
Brazmar Limited is selling a large industrial development site in Ottawa.
The 34-acre property is located at 3809 Borrisokane Road in the Nepean district in the city’s southeast. (Nepean is a former suburb that has been incorporate as part of Ottawa proper.)
“My first notion is industrial-condominium development,” Philip Zunder, president of CDN Global’s Ottawa brokerage business, who is leading the marketing effort.
“Distribution is the next [anticipated use] given the timing on the new interchange funding having been announced last year for the Barnsdale/Highway 416 interchange. Of course, we are also waiting to see how the now delayed [U.S.] tariffs might affect our economy.”
The property is zoned for multiple uses. There is also room for a storage company or a heavy equipment dealership to occupy the land. Potentially the site might also become an office campus or a medical centre. [There’s] also potential for a gasoline/fuel station with associated retail and restaurant.”
The Advanced Building Innovation Company is located next to the property, while an Amazon fulfillment centre is situated nearby, along with the Minto Recreation Complex; and, Costco Wholesale, Loblaws and Home Depot outlets. Several other industrial land owners in the area are contemplating their next moves, said Zunder.
“Traditionally], [the local industrial real estate market has] been oriented toward the east end of Ottawa owing to prevailing winds and manufacturing odours,” said Zunder. “More recently, we have seen an increase in industrial development on the west and south portions of Ottawa.
“With highway visibility and access we feel the site has tremendous potential, especially given the roughly 2% vacancy rate in Ottawa including a vacancy rate in the south end of Ottawa closer to 1%.
Brazmar has listed the site to capitalize on the “robust industrial market,” said Zunder.
The Ottawa-based company is a regional expert in the sale and delivery of high-quality topsoil, crushed and stone dust , soil mixes, mulches, decorative groundcovers.
