Broccolini Enters Self-Storage Market Through New Fund

Broccolini has expanded into the self-storage market through the launch of a new investment fund.

The Montreal-based firm announced the launch of its new Broccolini Self-Storage Fund LP and self-storage business through a media company.

Broccolini is operating the segment under the Pandora Self-Storage label. The investment and development company plans to develop and hold self-storage facilities across Canada, particularly in Quebec and Ontario.

The firm will focus initially on the Greater Montreal market, where three projects are being developed.

A 150,000-square-foot multi-storey project containing 1,100 storage lockers is under construction in Kirkland, Que. The site is also slated to include between 2,500 and 5,000 sf of co-working spaces.

The $39-million project is expected to be completed in 2025. The development will be the first self-storage facility in Kirkland.

Two other projects under development in Ponte-Claire, Que., and Brossard, Que., respectively. The 900-unit Pointe-Claire project is a $5-million conversion of a two-year-old, 115,000-sf industrial building that was constructed for the cannabis sector but never occupied.

The redevelopment is slated for completion in the first quarter of 2025.

The 120,000-sf Brossard facility is slated to be constructed on a vacant land parcel which Broccolini is in the process of acquiring. The deal is expected to close in July.

The project is expected to cost $35-million project and be completed in 2025 or 2026.

In conjunction with the self-storage business launch, veteran developer Robert Vineberg has been appointed president and operating partner for Pandora Self-Storage.

In his latest role, Vineberg has served as president of Kirkland-based Juno Developments, which has completed a number of self-storage projects. Before moving to Juno, he served as Broccolini’s director of real estate development.

“And we’re off!” said Vineberg on LinkedIn. “Stay tuned for a Pandora Self-Storage [facility] near you.”
