Broccolini Opens First Pandora Self-Storage Outlet in Kirkland

Broccolini has opened its first Pandora Self-Storage outlet in the Montreal suburb of Kirkland, Que.

The investment and development company expanded into the self-storage market through the launch of a new investment fund.

The Montreal-based firm previously announced the launch of its new Broccolini Self-Storage Fund LP and self-storage business through a media company, operating the segment under the Pandora Self-Storage label.

Broccolini plans to develop and hold self-storage facilities across Canada, particularly in Quebec and Ontario.

The firm will focus initially on the Greater Montreal market, where the Kirkland site is one of three projects.

The Kirkland outlet comprises a 150,000-square-foot multi-storey property containing 1,100 storage lockers. The site is also slated to include between 2,500 and 5,000 sf of co-working spaces slated for completion in summer 2025.

The $39-million project is the first completed self-storage facility in Kirkland.

Two other Pandora projects under development in Ponte-Claire, Que., and Brossard, Que., respectively. The 900-unit Pointe-Claire project is a $5-million conversion of a two-year-old, 115,000-sf industrial building that was constructed for the cannabis sector but never occupied.

The redevelopment is slated for completion in the first quarter of 2025.

The 120,000-sf Brossard facility is slated to be constructed on a vacant land parcel which Broccolini is in the process of acquiring. The deal is expected to close in July.

The project is expected to cost $35-million project and be completed in 2025 or 2026.

In conjunction with the self-storage business launch, veteran developer Robert Vineberg was previously appointed president and operating partner for Pandora Self-Storage.
