Cedar Coast, Orion Break Ground on Industrial Park in Mission

Cedar Coast and Orion Construction have broken ground on a new 400,000-square-foot industrial park in the Vancouver suburb of Mission, B.C.

Cade Barr Business Park is Mission’s all-time largest industrial project, the companies said. The four-building project also expands Mission’s light-industrial real estate base by more than 25% and is the first new employment land development in Cedar Valley.

The industrial park will be located on the northeast corner of the Drwdney Trunk Road and Cade Barr Street. The site will include a new fire hall.

“This initiative is a milestone, as creating local employment and neighbourhood centres are important aspects of Mission’s community growth strategy,” said Mission Mayor Paul Horn.

“Additionally, we are diversifying our tax base, which lessens the burden on residential homeowners, while also creating local employment opportunities, which cuts down on the need to commute outside of the city for work. With such a short supply of flat, serviceable industrial land, this is an example of responsible, balanced growth that will benefit Mission for years to come.”

Cade Barr Business Park will be built in two phases designed to alleviate Metro Vancouver’s industrial space shortage. The first phase, which involves the construction of two buildings, is slated to conclude in the third quarter of 2025. The second phase will follow in accordance with rapidly growing market demand.Buildings C and D, will follow as the rapidly growing market demands.

Two buildings will contain large-bay units and the other buildings will comprise small-bay units. Both building types will be constructed during the two phases.

The project is Vancouver-based Cedar Coast’s first in Mission.

“We have long believed that Mission is a special part of the Fraser Valley, and it has been a privilege to collaboratively work with council and city staff to deliver such a significant increase to Mission’s employment lands,” said Aaron Fedora, Cedar Coast’s vice-president of development.

“This project provides the infrastructure for hundreds of new jobs for Mission’s residents and the economic engine for new commercial development in Cedar Valley.

Joshua Gaglardi, president of Langley, B.C.-based Orion, said the development will advance innovative industrial spaces, improve community well-being and support entrepreneurs and growing businesses.

Cedar Coast is a development and investment firm. The 22-year-old company. The company has 33 active light-industrial development projects throughout British Columbia, Oregon, Washington and North Dakota.

Orion is a leading design-build contractor whose projects include industrial and multi-family real estate developments.
