Construction Begins on Montreal East End Apartment Project
Groupe Evoludev and Fonds immobilier de solidarité FTQ have commenced construction on a rental-housing project in Montreal’s east end.
O-Rive is designed to transform the evolving Montreal East borough, according to a news release issued by Fonds. Located on Broadway Avenue, the project will feature 117 rental units on floors, plus ground-floor retail space.
‘We are delighted to see a new building built on Broadway Avenue, because we firmly believe that its completion and the arrival of new residents will contribute to the revitalization and vitality of our downtown area,” said Anne St-Laurent, mayor of the Montreal East borough, who participated in an official launch. “We are looking forward to welcoming them to our east end community.”
Built with sustainability in mind, O-Rive will be a high-density building that exceeds the energy performance requirements of Canada’s National Energy Code for Buildings, said Fonds. Heat islands will be reduced by integrating a rooftop vegetable garden and 105 underground parking spaces on two levels, along with 25 municipal parking spaces that include electric-vehicle charging stations and bike storage.
Natural resources will be conserved through rainwater management via an underground retention basin and energy-efficient faucets to reduce drinking-water consumption.
Fonds said the development is being built close to sports facilities, parks, schools and green spaces to ensure the well-being of its residents, O-Rive will offer quick and easy access to public transit and major roads: Highway 40 and Notre-Dame and Sherbrooke streets.
Fonds is a Montreal-based institutional investor that focuses its investment and development activities on the residential, office, retail, institutional and industrial real sectors in Quebec. Groupe Evoludev is a local residential real estate developer.
