Creative Industrial Era Begins in Vancouver
A new creative industrial-property development era has commenced in Vancouver.
Strand Development has started construction on its new Three Sixty project in the Mount Pleasant district. The 120,000-square-foot project is the first being developed under the city’s new creative industrial I-1C zoning category, which permits high-density light-industrial and office uses.
“Three Sixty is a progressive vision that reconsiders how and where we work, both now and in the future,” states an Avison Young brochure.
Located at 360 West Second Avenue, the Strand project is slated to be nine storeys high. Allowed uses include wholesale showroom, light industrial, retail, general office and production.
Strand has owned the property for about seven years. The rezoning made the project possible, Strand president Kevin Johnston told Business in Vancouver.
“It improved the economics of the project to the point where it made sense,” he said.
Construction is slated to be completed in 2025. Preleasing has begun.
