Edmonton City Council Approves 31-Storey Rental Tower Project Near Downtown

Edmonton city council has approved a 31-storey rental residential tower project near the downtown core, according to multiple reports.

The property is located at 12021 Jasper Avenue N.W. located near Victoria Golf Course. The development will be infill project on the Jasper House apartment building site. The existing building will remain in use as part of an overall property expansion.

Edmonton-based planning and consulting firm Situate submitted the development application, the city reported. Situate specializes in infill projects.

Local architecture firm TBD is also involved in the planning and design process. In an urban design brief, TBD said the project aligns with key city policies, will contribute to an aesthetically pleasing streetscape, preserve the existing apartment tower and enhance amenities along Jasper Avenue.

The approval includes a rezoning that allows for taller buildings than the site’s original 15-storey limit.

The new 224-unit building will be constructed on a current parking lot. Amenities will include a second-floor restaurant and outdoor plaza.

The existing tower has 115 suites. An underground parkade is slated to serve residents of both buildings.

Area residents expressed concerns about the development’s potential disruptions to the neighbourhood, CBC reported. But city staff highlighted the project’s benefits, noting that it will replace the surface parking lot and take advantage of the site’s access to transit and local services.
