Edmonton Ranks First in Canadian Apartment Affordability
Edmonton ranks first in apartment rent affordability among Canada’s major markets, says a new Avison Young report.
Rental rates have risen steadily in the Alberta capital, but strong interprovincial migration and economic opportunities have kept the market balanced, allowing investors and tenants alike to benefit, said the global advisory firm in its latest report on the Alberta capital’s multi-family market. Renters are gaining from manageable rents and greater financial flexibility, while investors are enjoying strong demand, low vacancy and consistent cash flow.
In the first half of 2025, Edmonton rents across all building types averaged $1,573 across multiple bedroom types, up slightly from $1,529 a year earlier.
Winnipeg was the only other market with an average rent lower than $2,000 per month, while Vancouver and Toronto both exceeded $2,500. Vancouver’s average monthly rent encroached $3,000.
