Former NFB Head Office to Become Major Mixed-Use Site

The former National Film Board head office in Montreal is slated to become a major mixed-use development project.

The Canada Lands Company has announced its intention to redevelop the federally owned 528,000-square-foot property in the Saint-Laurent borough into a combination of multi-residential, office and retail, and arts and culture spaces.

Plans call for construction of 700 multi-residential, with 50% being offered at below-market rates, along with integrated community spaces designed to promote diversity and accessibility. Meanwhile, a commercial and office hub is slated to comprise 35% of the site’s total area. And, an arts and culture hub will aim to pay tribute to the property’s cinematic and cultural heritage.

CLC and its development partners will seek to preserve the property’s built heritage, with 80% of existing buildings reused to reduce carbon emissions and honour the site’s history. About 934,431 sf of new parks and green areas will be installed, and a new street will connect the redevelopment to the Carré Benoit neighbourhood.

The project site is located at  3155 Côte-de-Liesse Road within walking distance of the future Côte-de-Liesse REM station.

CLC, the federal government’s real estate development arm, will seek LEED certifications for all buildings.
