G2S2 Enlarges Calgary Footprint with Class A Office Tower Acquisition

G2S2 Capital through its Armco Group of Companies affiliates, has acquired First Tower, a 28-storey Class A office building in downtown Calgary.

The 729,760-square-foot property is located at 411 1st Street S.E. The site includes 688,106 square feet of office space and 41,654 square feet of retail and amenity space. Originally built in 1982, it underwent a full redevelopment in 2020, adding a modernized lobby, tenant lounge, wellness and fitness facility, conference centre, and outdoor terrace.

First Tower connects directly to the Plus-15 pedestrian network, linking to The Bow, the Delta Hotel and multiple transit routes. It also holds LEED v4.1 ARC Gold and WiredScore Gold certifications.

The acquisition is the Armco Group’s fourth major downtown Calgary property, joining Bow Valley Square, First Canadian Centre and Altius Centre, as part of Halifax-based G2S2’s strategy to expand its portfolio of premier commercial assets across North America.

Hines will continue to manage the property.
