Groupe HD and Fondaction have broken ground on a $425-million multi-residential development in Montreal’s east end.

The partners are developing 1,200 suites on a 210,000-square-foot site at 5600 Sherbrooke Street East in the Mercier–Hochelaga-Maisonneuve borough.

“We are proud to bring this vision to life alongside Fondaction and the many firms and professionals contributing to the creation of a significant living environment for the sector,” said Thomas Dufour, co-president of Groupe HD.

More than 15% of the units will be designated as affordable housing. The development will target LEED Gold certification and will be carried out in two phases to align with the City of Montreal’s Assomption Nord Urban Planning Program.

Chad Ruel, senior director of real estate investments at Fondaction, said the project is focused on residential diversity, quality living environments and the development of a neighbourhood designed to meet the current and future needs of its residents.

“At Fondaction, we believe real estate projects should first and foremost make a positive contribution to the communities in which they are developed,” said Ruel.

Construction Praxis is serving as the general contractor on the development designed by architecture firm NEUF.
