A historic church on Vancouver’s west side is being listed for sale.

The congregation of the 1920s-era West Point Grey Presbyterian Church is seeking $10 million, the Vancouver Sun reported. That asking price equates to $1,000 per square foot for the 10,000-sf building.

Colliers is co-ordinating the listing, which resulted because the church’s small congregation has merged with a larger Presbyterian church in the Kerrisdale area.

The sale offering includes the West Point Grey church building and its 12,065-sf lot. The site’s zoning allows for multiplex development of up to 12 units, as well as duplexes, single-detached homes and heritage opportunities.

But Morgan Dyer, a vice-president of land and investment in Collers’ Vancouver office, told the Sun that continued church use might be the best option.

“It’s an assembly use — to try to get this to be re-created is very difficult,” Dyer told the Sun.

Church groups and other faith-based organizations have strong demand for existing places of worship, according to Dyer.

“Finding a church building [where] you can just turn the key and walk in tomorrow and start having prayer service is very rare,” Dyer told the Sun. “Trying to duplicate this property, to rebuild what’s there, would be very expensive.”

The Rev. Richard Watson, minister at the Kerrisdale Presbyterian Church, is overseeing the West Point Grey church sale. He told the Sun that the sale proceeds are intended to help support the Kerrisdale church, regional Presbyterian churches and the Presbyterian Church in Canada.

Ideally, the congregation would like to sell the property to another church group.

“That is our hope and our prayers,” Watson told the Sun.
