Investissement Ray Junior Opens Commercial Opportunities for Future Mōrea Water Park

Investissement Ray Junior has officially opened commercial opportunities tied to the future Mōrea Water Park, a major four-season indoor recreational tourism project planned for the heart of Cité Mirabel, in the Montreal suburb of Mirabel, Que.

Led by entrepreneur Ray Junior Courtemanche, the development represents an estimated private investment of between $175 million and $200 million and is poised to become the largest four-season indoor water park in Canada, according to the company. Positioned as a signature project for Cité Mirabel and Montreal’s North Shore, the multifunctional complex aims to establish the region as a premier tourism destination in Quebec and across the country.

The Mōrea Water Park project will feature 20 innovative water slides, including a RocketBLAST water coaster, the HIVE slide — a first in Canada — a multi-lane RallyRACER and a family Tornado 60. Plans also call for a lazy river, dedicated family and children’s zones, two hotels with approximately 640 rooms, and a 68,000-square-foot convention centre and performance venue. The site will also include restaurants, boutiques, a spa and a 1,400-space multi-level parking structure.

The development is envisioned as a year-round destination integrating entertainment, business tourism, accommodations and immersive experiences over 12 months.

As part of the project’s next phase, Investissement Ray Junior is inviting partners, retailers, restaurateurs, suppliers and other businesses to participate. Commercial opportunities include retail spaces and specialty boutiques, innovative restaurant concepts, hotel and corporate partnerships, and specialized suppliers in the leisure, entertainment and tourism sectors. With anticipated high foot traffic and Cité Mirabel’s strategic location, the company said, the project offers strong visibility and growth potential.

“Mōrea is not simply a water park. It is a signature destination that will position Mirabel and Quebec on the map of major North American recreational tourism projects,” said Courtemanche, president of Investissement Ray Junior.

“We are looking for ambitious partners who want to be part of this historic venture.”

The project will incorporate advanced water-filtration and recycling systems, with estimated recovery rates between 80% and 90%, and will emphasize reduced greenhouse gas emissions through design features including its multi-level parking structure. The development is expected to create approximately 1,000 direct jobs and generate significant economic benefits for the Mirabel region and Greater Montreal.

Courtemanche, Investissement Ray Junior is a major real estate development firm active on Montreal’s North Shore, particularly in Cité Mirabel. The company is known for its large-scale projects, focus on innovation and commitment to the community.
