Large Development Parcel on Market in Ottawa

A 163.48-acre tract of development land has come on to the market in Ottawa’s south end.

Dubbed Falcon Ridge Village, the parcel has 8.5-million square feet of development potential. It is the largest piece of development land available in Ottawa, said Avison Young, which is marketing the property.

The land is located beside the Bowesville light-rapid-transit station, which is slated to open in 2024 along a new north-south line. Avison Young said the tract is ideally suited for residential and mixed-use purposes.

“The implementation of LRT is transformative for Ottawa, and the city’s new official plan has prioritized 15-minute communities to complement this,” said Gillian Burnside, a vice-president in Avison Young’s Ottawa office. “The proposed Falcon Ridge Village is ideally situated to meet and accommodate the unprecedented growth that is anticipated for Ottawa.”

Falcon Ridge is adjacent to future employment and commercial lands, which total 169 acres and are located directly across from a $350-million Hard Rock casino and hotel under development.
