Large Fraser Valley Industrial Development Site Going on Market

A major waterfront industrial development site in the Vancouver suburb of Mission, B.C., is about to hit the market.

Goodman Commercial has announced plans to list the 87-acre property at 7011 Herman S. Braich Boulevard on Wednesday. The property is one of the Fraser Valley’s last available large-scale development sites.

The property, owned by the Braich family, was previously listed by Goodman Commercial in 2022 but did not sell.

“It’s really the same offering,” Mark Goodman, the Vancouver-based brokerage firm’s principal, said in an interview with Connect CRE Canada. “There’ve been a few things that have been changed. The dredging is complete. The sand’s been cleaned up that was on top of the site.”

No asking price will be set. Goodman Commercial will provide pricing guidance confidentially to prospective investors.

“We expect the property to sell for over $100 million,” said Mark Goodman.

The property sits on a one-kilometre stretch on the bank of the Fraser River, beside a Canadian Pacific Kansas City railway line. The site is currently zoned for various industrial uses, including manufacturing, warehousing, transportation, and mini-storage. The site’s direct waterfront access makes it an ideal location for barge loading and outdoor-storage operations, according to Goodman Commercial.

Mission has been undergoing significant urban transformation, with its Waterfront Revitalization Master Plan laying the groundwork for future mixed-use developments. While the current zoning supports industrial use, any portion of the site intended for residential or commercial purposes would require rezoning.

The property consists of eight individual titles, spanning approximately 86.72 acres. Of those, approximately 86 sit on dry land, while about 11 are submerged.

“The zoning also allows for subdivision, so you can have a minimum of half an acre, and there’s no maximum lot coverage or density provision,” said Mark Goodman.

The property is positioned south of Lougheed Highway and just 20 minutes from the Canada-U.S. border; therefore, it offers prime accessibility for regional and international trade, according to Goodman Commercial.

“We could get interest from around the world,” said Mark Goodman. “It’ll be interesting to see.”
