Listel Hotel to Become Mixed-Use Property

The Listel Hotel in Vancouver’s West End will be demolished and replaced by a new 28-storey tower containing hotel space and residential housing.

Vancouver-based Bosa Properties and Listel Hospitality Group, which operates the existing hotel, have teamed up on the redevelopment venture. Henriquez Partners Architects, a reknown Vancouver-based firm, is designing the new building.

The new structure will contain 174 hotel rooms and 126 purpose-built rental units, a Bosa Properties spokeswoman told Connect.. Hotel rooms will be situated in the lower levels of the building and the upper floors will contain rental homes.

The project addresses demand from the city’s tourism sector and the housing market by integrating a hotel and rental housing within a single development, the spokeswoman added.

She noted that city council has identified hotel development as a priority and Destination Vancouver (formerly Tourism Vancouver) has reported that the region would need 20,000 new hotel rooms by 2050 to meet demand. Of those news rooms, 10,000 are necessary in Vancouver alone.

The City of Vancouver has also identified a strong need for conference and meeting spaces.

The Bosa Properties-Listel project will include a Japanese-inspired spa; pool; fitness facility; lounge/games; food and beverage offering; and meeting and conference spaces.

The existing hotel will close in November 2024. Two restaurants that are now part of the hotel, Forage and Jervis Joint, will also close.

Demolition will begin almost immediately after the closure. Construction will begin in September 2025 and is slated to conclude in 2028.
