Liu Proposing to Pay $6M for Three Hudson’s Bay Company Leases at Her B.C. Malls

Billionaire Weihong (Ruby) Liu agreed to acquire the Hudson’s Bay Company leases at her three B.C. malls for $6 million altogether, a new court filing has revealed.

The Hudson’s Bay Company will seek approval of the assignment of the three leases next Monday, the Ontario court filing shows.

Each lease is priced at $2 million. The leases cover former Bay stores at Central Walk malls that Liu owns in the suburban Vancouver community of Tsawwassen, B.C., and the secondary markets of Victoria, B.C., and Nanaimo, B.C.

The leases are among 28 in B.C., Alberta and Ontario that Liu has agreed to acquire from HBC as the iconic company proceeds through creditor protection and winds its business down. But the fate of these three B.C. leases will be determined separately from the other 25.

She is planning to form a new department-store chain through the lease acquisitions.

Liu told The Canadian Press that she will invest at least $30 million in renovating the spaces at her three B.C. malls, because the former Bay stores’ equipment is outdated.

She is slated to acquire the three leases through her firm Central Walk (CW.)

“The Central Walk bid was superior to all other bids for the CW leases,” said HBC in the court filing. “The execution of the affiliate lease assignment agreement represents the culmination of extensive solicitation efforts in respect of the CW leases pursuant to the lease-monetization process.”

The court document shows that the Bay’s lease at Tsawwassen Mills, which housed a Saks Off Fifth store, was the most recent. The lease dates back to 2015, the year before the mall was completed.

The Bay’s lease at Liu’s Woodgrove Centre in Nanaimo was originally signed in 2000, while the chain’s lease at her Mayfair Shopping Centre in Victoria dates back 32 years to 1993. Liu acquired all three malls in recent years.

The fate of the remaining 25 store leases that she agreed to acquire will be determined at a later date. The mall’s landlords must approve all of those leases as part the court’s approval process.

All 96 Hudson’s Bay Company stores, including Saks-branded outlets closed June 1.
