Manulife-Backed Serverfarm Plans 4MW Expansion at Toronto Data Centre
Serverfarm plans to expand its existing Toronto data centre by four megawatts as part of a broader push to scale its North American hyperscale platform.
The Toronto expansion will be funded through a recently secured US$3-billion credit facility backed by a 23-lender syndicate of institutional investors. The facility closed in December 2025 and is intended to support the development and construction of multiple large-scale, AI-ready data-centre projects across strategic markets in North America.
In addition to Toronto, the credit facility will fund Serverfarm’s planned 500MW-plus hyperscale campus in Houston, Texas, which spans 250 acres in the city’s energy corridor and includes dual on-site substations. Capital will also be allocated to an expansion in the Atlanta suburb of Covington, Ga., where Serverfarm is developing a 498,960-square-foot facility designed to deliver 60MW of critical IT capacity for a single hyperscale tenant.
“This $3.0-billion facility provides the capital foundation to accelerate our hyperscale campus development pipeline at a time when speed to market is a competitive differentiator,” said Avner Papouchado, CEO of Serverfarm. “Our proven basis-of-design enables accelerated delivery timelines, allowing cloud providers and AI innovators to deploy GPU-intensive workloads when timing matters most.”
Los Angeles-based Serverfarm is a developer and operator of large-scale, high-performance data centre infrastructure backed by Manulife Investment Management and operates facilities in multiple global markets, including Toronto.
“We appreciate the strong support from the lender community including strategic partners of both Serverfarm and Manulife IM,” said Recep Kendircioglu, global head of infrastructure at Toronto-based Manulife IM. “We see attractive opportunities to deploy capital to develop data-centre infrastructure globally and are excited to continue to support the Serverfarm platform in executing its growth plans.”
