Martin Brower Opens New Cold Storage Facility in Oshawa

Martin Brower has opened a large new cold storage facility in Oshawa, Ont.

The 172,000-square-foot facility, located at 650 Conlin Road W. in Northwood Business Park, was developed through a joint effort by global real estate investment advisor BGO and private real estate investment firm Stonemont Financial Group.

The site will serve more than 200 McDonald’s restaurants throughout the region.

“The strength of BGO’s partnership with Stonemont and Martin Brower was instrumental in bringing online one of Ontario’s newest and most technologically advanced cold storage facilities and we congratulate all partners on the inauguration of this building,” said Kevin Rivest, a managing partner and head of North America for BGO Cold Chain. “This facility delivers an important and timely solution to the ever-growing demand for modern, temperature-controlled logistics and will be a critical part of the cold chain infrastructure of the region for many years to come.”

The facility spans about 17 acres and features 40-foot clear heights, 37 dock doors, two drive-in doors, 130 trailer parking spots, and 125 car parking spaces. It includes ambient warehouse space, dedicated cooler and freezer areas, and office space tailored to Martin Brower’s operational needs. The project brings 175 new jobs to the local community.

“This project reflects Stonemont’s commitment to delivering state-of-the-art, class-A product that is ideally tailored to meet the modern needs of supply-chain operators,” said Cory Collins, vice-president and senior development manager at Stonemont.

The site further reinforces Oshawa as a prime hub for Canadian industrial growth, he added.

U.S.-based Martin Brower, founded in 1934 and operating in Canada since 1972, serves as McDonald’s sole supplier across the country. The new purpose-built facility strengthens the company’s capacity to deliver timely, efficient service to one of the nation’s most recognized food brands.

Stonemont and BGO coordinated the acquisition, design, and development of the project, with Panattoni Development Company Canada serving as the local development partner and Nexrock Design Build Inc. as the general contractor.

BGO Cold Chain, a division of BGO, is one of the world’s largest investors in cold storage infrastructure, with approximately 30 million square feet of transaction activity since 2015.

The Canada Life Assurance Company owns BGO, which is based in Miami but has a large presence in this country.
