Mixed-Use Residential Building Proposed Near Winnipeg Airport
A local developer is proposing to construct a new 101-suite residential building and commercial space near Winnipeg’s airport.
Towers Realty Group’s mixed-use project in the Polo Park district is the first that city council will consider under a revised airport-noise-protection area, The Winnipeg Free Press reported. In 2021, the Manitoba government expanded the area in which homes could be built near the airport by about 2,000 acres.
Previous City of Winnipeg zoning rules required homes to be built farther away. City planners have recommended approval of the project, subject to certain conditions.
The eight-storey residential building would include 9,300 square feet of commercial space on the main floor. A separate 6,000-square-foot commercial building would be built north of the residential component.
An existing single-storey Tim Hortons donut shop would remain in place.
Winnipeg-based planning consultancy M. Richard & Associates has been retained as the project planner.
