MMI Group Seeking to Develop 400-Acre Industrial Park in Winnipeg
MMI Group plans to develop a 400-acre industrial park within the CentrePort Canada mixed-use megaproject site in Winnipeg.
The company has submitted an application to the City of Winnipeg for Sturgeon Business Park, with the first phase slated to comprise 162 acres. The company, along with city and provincial officials, said the proposed development project would add new industrial land supply to the market and help position the region to attract future investment.
CentrePort is a massive 20,000-acre mixed development project that straddles Winnipeg and the Rural Municipality of Rosser, Man. The Rosser portion, known as CentrePort South is slated largely for heavy-industrial and railyard projects.
The Winnipeg component is located in the city’s northwestern area and focuses on mixed-use, conventional commercial and newer industrial developments.
The proposed business park is located in CentrePort South and would benefit from tri-modal transportation access, including Class I rail, major highways and Winnipeg Richardson International Airport. The site may also gain future connectivity through the planned Moray Street extension.
MMI said Sturgeon Business Park carries forward a long-standing family connection to the land, including the legacy of the late Maurice Steele, one of the original landowners.
“Sturgeon Business Park is about bringing meaningful industrial inventory to the market at a time when development-ready product plays a critical role in attracting investment,” said Martin McGarry, CEO and founder of MMI. “When well-located industrial land is available, the region is in a stronger position to compete for major users and capture opportunities that might otherwise go elsewhere.”
Manitoba Business, Mining, Trade and Job Creation Minister Jamie Moses said the project would support the province’s economic growth.
“Projects like Sturgeon Business Park will help strengthen our investment climate and ensure our province remains competitive as we grow our economy,” Moses said. “This expansion is another example of how Manitoba is attracting investment and economic development to support our businesses and create good jobs for Manitobans.”
Winnipeg Mayor Scott Gillingham said the proposal signals continued industrial growth near the airport.
CentrePort Canada president and CEO Carly Edmundson said momentum is building in the area.

With the CentrePort South Development Team and the Sky Economy Employment Zone Task Force in place at the City of Winnipeg, developments like this are well-positioned to move ahead quickly and provide significant economic impacts.”
MMI is leading the development and is working with MRA Planning + Development and engineering and infrastructure partners to advance the application.
