Montoni Expands with New Industrial Condo Line

Montoni has begun developing strata industrial condominiums as part of a new business line.

The move is designed to give small and medium-sized businesses (SMEs) a more affordable path to property ownership while expanding the developer’s industrial real estate portfolio, said the company.

The new offering is intended to help SMEs stabilize long-term occupancy costs, build real estate assets and benefit from property appreciation through ownership rather than leasing. Montoni said the multi-unit development model creates economies of scale that make ownership more accessible.

“Businesses don’t all have the same needs: Some prioritize leasing, while others prefer ownership,” said Dario Montoni, president of Montoni. “Our aim is to support their growth, whichever path they choose. This new product line also allows us to offer a more affordable path to ownership, while creating long-term value for our clients.”

Montoni has broken ground on a new strata industrial condo project at at 140 Rue Bélanger in Châteauguay, Que., near Highway 30, with completion is scheduled for March 2027. The $20-million development will feature 14 industrial condo units within an 87,000-square-foot building.

The Châteauguay project follows the successful launch of Montoni’s first industrial condo development in Mascouche, Que., about a year ago. The company said 85% of the units were sold within 10 months. Montoni plans to expand the concept across the Greater Montreal area, including a similar project in Boisbriand, Que., later this summer.

The industrial condo units are designed for service, distribution and specialty-trade businesses, with flexible layouts that allow multiple units to be combined into larger spaces. The developments will also incorporate Montoni’s Distinction program, featuring energy-efficient and sustainable building standards, including reduced potable-water consumption, energy savings, EV-charging stations and bicycle infrastructure.

The new business line’s launch as many across the country are in a holding pattern due to ongoing uncertainty surrounding the Middle East conflict, tariffs and Canada-U.S. trade tensions.

During a recent Châteauguay groundbreaking ceremony, the Montoni Foundation also announced a $5,000 donation to the Centre Multifonctionnel Horizon, a local organization that provides services for people with disabilities.
