Montoni, Fonds Break Ground on $325M Écoparc Laval 15 Industrial Project

Montoni and the Fonds immobilier de solidarité FTQ officially commenced construction Tuesday on their 1.1-million-square-foot industrial-campus project in Laval, Que.

Écoparc Laval 15, a $325 million industrial campus that will feature five sustainable buildings.

The large-scale development will be constructed to LEED Silver and BCZ Design and Performance certification standards. Building 1, a 257,000-sf facility, is the project’s first phase, slated for delivery in May 2026. The entire project is expected to be completed by 2027.

“This project will restore a strategic location–the former site of the Ciné-parcLaval drive-in–to its full potential, transforming it into a driver of sustainable and economic development,” said Dario Montoni, president of Montoni.

Designed with sustainability in mind, the first building will cut water use by 40%, achieve energy savings of up to 60% and lower greenhouse-gas emissions by as much as 50%. Other features include 130 rooftop solar panels, a white roof to reduce urban heat effects and low-emission materials to enhance indoor air quality.

More than 30% of the site will be dedicated to green space, including a 400,000-square-foot protected wetland accessible to the public.
