Montoni, Lotus Put Montreal 1.6M-SF Former Sears Distribution Centre Up for Sale
A Montoni and Lotus Immobilier-led consortium is selling a 1.6-million-square-foot industrial building in the heart of the Greater Montreal Area’s dominant St-Laurent, Que., submarket.
Avison Young is listing the property, known as the VSL Logistics Hub, on behalf of the ownership group. The site encompasses about 2 msf altogether and is strategically located within 15 minutes of downtown Montreal, Laval, Que., and the West Island.
The former Sears Eastern Canadian large-bay distribution centre played a foundational role in establishing Saint-Laurent as a key industrial node within the GMA, according to Avison Young. St-Laurent serves as a “critical gateway” to Eastern Canadian and cross-border North American logistics operations, said Mark Sinnett, head of Avison Young’s Quebec capital markets group, in a LinkedIn post.
“The asset benefits from direct access to major highway, port, rail, and air cargo infrastructure,” said Sinnett on LinkedIn. “VSL Logistics Hub represents a rare opportunity to acquire institutional‑quality scale, diversified income, and long‑term growth exposure in one of Canada’s most supply‑constrained industrial markets.”
The site benefits from strong connectivity and access to core logistics routes, reinforcing its position within a highly sought-after industrial corridor, said Avison Young.
The surrounding area is home to numerous major companies and brands and has demonstrated resilience amid shifting economic conditions, maintaining vacancy levels in line with the broader GMA average.
According to an Avison Young marketing document, VSL Logistics Hub is about 97% leased and anchored by Lufa Farms, a leading online grocery fulfillment-services company. Other tenants include Mitchell Lincoln, Brighton-Best International, and WESCO Distribution.
The facility supports a range of logistics functions, including order fulfilment and packaging, cold storage, last-mile delivery and rooftop greenhouse production. Features include 14-to-42-foot clear heights, five access points and eight drive-in doors.
Yann Charles, an Avison Young executive vice-president, and Victor Harraca, an associate with the company, are marketing the property with Sinnett.
