Montoni Signs Deal to Expand Dieppe Industrial Park by 2MSF
Expansion Dieppe and Groupe Montoni Group have signed a $125-million development agreement to expand Dieppe Industrial Park in the Moncton, N.B., area.
Montoni is slated to expand the industrial park by 2 million square feet. The development is Montreal-based Montoni’s first in the Maritimes.
The venture was announced during Expansion Dieppe’s 50th anniversary celebrations. Dieppe is a Moncton suburb.
The ambitious expansion is expected to create nearly 500 local jobs and attract businesses to Dieppe, one of Canada’s fastest-growing cities. Dieppe’s strategic location within the Atlantic trade corridor makes it an important hub for the distribution of goods and services throughout North America, said Expansion Dieppe, which serves as the city’s business development agency, and Montoni in a news release.
Dieppe Industrial Park, situated near Roméo-LeBlanc International Airport, highways 2, 11, and 15, and three deep-water ports, boasts a world-class transportation network. The infrastructure provides access to local, national, and international markets. With support from a robust rail network, the industrial park offers delivery times of under 24 hours to more than 70 million consumers across Canada and the Northeastern U.S.
The park already hosts major companies such as J.D. Irving, which is the largest private company in the Maritimes; FedEx, Purolator, UPS, BMM Testlabs, Groupe Touchette, and Midland Transport.

Both Expansion Dieppe and Montoni have made sustainability and social governance key priorities for the development. Their shared commitment to responsible practices will focus on reducing the ecological footprint of the industrial park, optimizing land use, and preserving residents’ quality of life, said the two organizations.

Dieppe has experienced rapid growth, with its population increasing nearly 300% over the past 30 years. Known for its bilingual workforce—more than 75% of residents speak both English and French—the city offers businesses access to a dynamic and skilled talent pool.
With an average age of 40.8, well below New Brunswick’s provincial average of 46.1, Dieppe benefits from a younger demographic. Nearby educational institutions, including Université de Moncton and Collège communautaire du Nouveau-Brunswick (CCNB), provide a steady stream of specialized talent to support innovation and business expansion.
Dieppe Mayor Yvon Lapierre said the partnership with Montoni will enable the city to pursue its development according to the principles of smart growth, thereby reducing environmental impact and improving residents’ quality of life.
