Montreal Home Sales Fall 8.2% as Supply Keeps Rising

Greater Montreal Area home sales declined 8.2% year-over-year in June amid continually rising supply, says Quebec’s real estate board.

Total residential sales fell to 4,012 as the supply of available properties for sale 17% year-over-year to 20,894 in the Centris system, marking the 11th straight monthly increase, according to newly released Quebec Professional Association of Real Estate Brokers Board data.

Overall sales dollar volume declined 4% to about $2.8 billion from about $2.9 billion.

Condominium sales saw the biggest reduction, falling 15% year-over-year to 1,451 from 1,702. Single-family home sales dropped 5% from a year earlier to 2,129 from 2,243, and plex property sales fell 2% to 431 from 423 in June 2025.

Year-to-date sales declined ranged from 2% for plex properties to 5% for single-family homes and 8% for condos
