New 370-Room Hotel Proposed for Toronto’s CNE Grounds

A development plan calls for a new 370-room hotel at Toronto’s Exhibition Place, The Toronto Star reported.

Exhibition Place serves as the Canadian National Exhibition (CNE) grounds during the annual summer event.

The proposal, received by the City of Toronto in January, outlines a 32-storey, 370-room Hotel X and a four-storey, 5,500-seat venue designed to host concerts, conventions and esports events. While the project would reduce parking during the annual CNE, it would not reduce event space, according to details obtained by the Star.

The plan revises a 2022 proposal for a 30-storey hotel paired with a 7,000-seat esports-focused arena and includes changes to the surrounding landscape and public-realm design. The updated concept was prepared by Armstrong Planning and Property Management on behalf of developer Harlo Capital.

Toronto-based global esports and entertainment company Overactive Media has partnered with Beverly Hills, Calif.-headquartered Live Nation on the project, which is designed by international architecture firm Populous.

Exhibition Place CEO Don Boyle said the additional hotel capacity would strengthen the site’s ability to attract conventions and meetings, noting that many event organizers require on-site accommodations.

“By having now the additional 400 rooms, it allows us to compete for a lot of new business that we’re unable to today,” he told the Star, said, adding that the city and province stand to benefit from companies visiting Toronto for the first time.

Boyle told the Star that Exhibition Place is working with the developer to align construction with other major infrastructure projects, including the completion of the Ontario Line at Exhibition Station and potential redevelopment at Ontario Place, “so that they’ll all be synced to come in together around 2031.”

The proposed development would be located on portions of the Fort York historic site and include what planners describe as a “visual exhibition” of the 1800s military defence base barracks, according to the Star.

Plans for the public realm include redesigning a northern plaza as an active gathering place, and parking would be provided both at grade and below grade on the western, hotel portion of the site, the Star reported.
