Reliance Applies to Develop DT Vancouver Mixed-Use Tower
Reliance Properties has applied to develop a 29-storey condo and office tower in downtown Vancouver.
The site is located at the intersection of Davie and Hornby streets and currently contains a 7-Eleven store.
Vancouver-based Reliance plans to construct 179 residential units within the tower. The building is also slated to include 4,716 square feet of ground-floor retail space and 36,708 sf of office premises.
The submission to the City of Vancouver marks the latest update on a multi-year planning effort. Reliance first submitted an application in 2015 and updated it in 2017.
The company originally sought to develop rental housing but changed the residential portion to strata in 2022 for financial reasons. The new application updates view cone, site and context studies and incorporates feedback from city administrators. Reliance’s application says the project complies with the city’s view cone policy, which limits certain building heights to ensure that they do not obstruct North Shore mountain views.
Los Angeles-based Neil M. Denari Architects and Vancouver-based Bingham + Hill Architects (the architect of record) designed the proposed tower.
The project is part of the four-tower Burrard Place development, which primarily contains office, condo and rental housing components. Reliance is going solo on this project while partnering on the other three towers with North Vancouver-based Jim Pattison Developments.
Towers A and B are complete. Tower C’s construction has commenced and is expected to conclude before Reliance starts to build its solo project.
