Repentigny Launches Avantia Major Mixed-Use Project

The City of Repentigny, Que., has officially launched Avantia, a major mixed-use development project aimed at reshaping its urban landscape and boosting local economic growth.

Repentigny is an off-island suburb of Montreal.

Unveiled before nearly 200 guests Avantia marks what Mayor Nicolas Dufour called “a historic turning point” for the city.

“We are not just launching an urban project, we are taking bold steps to redefine the face of Repentigny,” said Dufour. “Avantia is the economic incarnation of our desire to innovate, intelligently build and create a lasting future for generations to come.”

The project will see the rezoning of a six-million-square-foot industrial area along Highway 40 into an urban ecosystem featuring residential units, commercial services, industrial and business spaces, a tramway, a school, and sponge parks designed to manage rainwater sustainably. The city estimates between 4,000 and 5,000 new residential units will be created.

Avantia is also inspired by the 15-minute city concept, offering residents access to key services — including grocery stores, schools, green spaces and workplaces — within a 15-minute walk or bike ride. A green pedestrian and cycling corridor will connect various components of the neighbourhood.

The city says the development is backed by robust infrastructure and clear zoning regulations. It also introduced Accès Promoteurs Repentigny, a new support service to assist developers with streamlined administrative procedures.

According to consulting firm BC2, Avantia is expected to generate approximately $40 million in tax revenue in the medium term. A hotel and a university satellite campus located less than one kilometre from the site are also part of the area’s broader development plan.
