Rohit, Calgary Housing Break Ground on New Midfield Heights Affordable-Housing Project

Rohit Homes, in partnership with Calgary Housing and with funding support from the city, province and federal government, has broken ground on the 176-unit Midfield Heights affordable-housing development.

The project marks the first non-market housing initiative in Rohit’s nearly 40-year history and will include a mix of studio, one-, two- and three-bedroom units as part of Calgary Housing’s mixed-income portfolio.

“Our innovative approach with Rohit Homes will deliver more affordable housing for Calgarians,” Calgary Housing interim CEO Bo Jiang said.

“Last June we sought approval from The City of Calgary to pursue purchase and partnership opportunities across the sector to increase the supply of non-market housing. Thank you to Calgary City Council, the Government of Alberta, and the Government of Canada for their funding support to make this development happen. Midfield Heights will leverage the expertise of Rohit Homes to maximize value for those public dollars to help house more Calgarians.”

Rohit said the project uses a turnkey acquisition and development model intended to accelerate delivery timelines and lower per-unit costs through integrated land development, design and construction.

“Midfield Heights reflects what strong partnerships can achieve,” said Adil Kodian, executive vice-president of Rohit.

“By working closely with Calgary Housing, we’ve been able to structure a project that prioritizes delivery, cost certainty, and long-term value. We’re excited about what this unlocks—not just for this project, but for what comes next—and we’re actively looking to work with more non-market housing partners to bring this approach to other communities.”

The development is being built on the historic Midfield site and aligns with the city’s long-term vision for a 24-acre mixed-use community. Residents will have access to schools, transit, green space, shopping and essential services.

“Returning affordable housing to Midfield Heights is the right thing to do,” said Mayor Jeromy Farkas. “Thank you to our provincial and federal government partners for joining the City investment in this much needed housing. Last December this council unanimously supported direct funding of $10 million and granted authority to Calgary Housing to take on the mortgage that allowed this project to happen.

“Today, we’re showcasing an innovative model, working with private industry to deliver great value for the capital investment funded by Calgarians, Albertans, and Canadians. And, Midfield Heights is a great place for Calgarians to live, being so close to schools, shopping and transit.”

Jason Nixon, Alberta’s minister of assisted living and social services, said the provicne invested $20 million in the project.

“This announcement marks an important step forward in addressing Calgary’s growing housing needs,” said Corey Hogan, parliamentary secretary and MP for Calgary Confederation.

He made the comments on behalf of Housing and Infrastructure Minister Gregor Robertson. The amount of the federal investment was not disclosed.
