Skyline’s Bayers Lake Industrial Centre Nearing Completion

Skyline Industrial REIT has started to lease its Bayers Lake Industrial Centre in Halifax.

The REIT held a ribbon-cutting ceremony last week to celebrate the project’s near-completion.

The warehouse and distribution centre project will add 400,680 square feet to the Halifax industrial real estate market. Lease-space sizes range from 7,980 sf to 200,000 sf.

“Skyline Industrial REIT sees significant growth potential in the Halifax industrial real estate market and is proud to be delivering efficient, sustainable, first-class industrial space in a city that is integral to Canada’s global trade,” said Mike Bonneveld, the REIT’s president.

The building is located at 265 Julius Boulevard within the Bayers Lake Business Park on the city’s west side. The project’s partners include CBRE Atlantic Canada, which is co-ordinating the project’s leasing; CIBC, Lindsay Construction, Secure Capital, East Port Properties, and Nicola Institutional Realty Advisors.

Upon completion, the industrial centre will be in compliance with the Canada Green Building Council’s Zero Carbon Building design standard.

The facility will feature feature a thermally efficient load-bearing tilt-up building system with increased roof insulation and vertical loading docks, a solar photovoltaic system, centralized in-floor heating, heat recovery ventilation, and provision for natural light into the warehouse space coupled with efficient sensor-controlled LED lighting.

“Bayers Lake Industrial Centre represents a milestone for warehouse design,” said David Ogden, Secure Capital’s founding partner. “The facility stands as a testament to what can be achieved when sustainability, efficiency, and resilience are at the forefront of the development process. With the Bayer’s Lake development, Halifax is one step closer to becoming a hub for these types of modern industrial spaces.”

The project is slated to be complete in the fourth quarter of 2024.

The Bayers Lake Business Park is of the largest assets of its kind in Atlantic Canada. It is located near Port of Halifax container terminals and other transportation links.

Skyline REIT is controlled by the Guelph, Ont.-based Skyline Group, which invests in, develops, owns and manages diverse commercial properties across Canada.
