Starlight Completes 278-Unit BTR Project in Liverpool

Starlight Investments has completed a new build-to-rent project in Liverpool.

Lighthaus, a 31-storey tower, comprises 278 units. The project is located in the Liverpool Waters regeneration area.

The fully completed development will welcome its first residents later this month. Starlight, which continues to expand its U.K. portfolio, says Lighthaus marks a significant milestone for the city’s growing BTR sector. Located along Liverpool’s waterfront, the building offers studio to three-bedroom apartments and shared amenities, including a sky lounge with panoramic views, rooftop terrace, fitness centre, co-working spaces and 24-hour concierge.

Strong preleasing activity underscores rising demand for professionally managed rental housing in Liverpool, where private renting now accounts for nearly 29% of households, said Starlight. Lighthaus is intended to provide a modern rental model that pairs design-focused units with community-oriented amenities and access to the emerging waterfront district.

“Build-to-rent in the North has entered a new phase,” said Jonnie Milich, Starlight’s head of U.K. Residential. “Lighthaus shows what the next generation of rental living looks like, with well-designed living spaces, professional management, and access to lifestyle amenities people expect. The preleasing response demonstrates a strong demand for this kind of offering in Liverpool and across the region.”

Developed with X1 Developments and Vermont Construction, Lighthaus is located within the £5-billion Liverpool Waters masterplan, the largest urban-regeneration effort in the city’s history. The program aims to deliver 9,000 new homes along with significant commercial and leisure space.

“Delivering new homes at scale requires genuine collaboration between public and private partners,” said Raj Mehta, Starlight’s president of global markets. “Lighthaus reflects that collaboration in action. It contributes to housing supply, supports local employment, and strengthens the wider community.”

Starlight now has more than 2,000 homes under construction in Manchester, Leeds and Liverpool. Including previously announced projects in Ashford, Dartford, Basildon and Maidenhead, the company has committed to delivering more than 4,000 rental suites across the U.K.
