Strategic to Develop Self-Storage Facility in Queensborough

Strategic Storage Growth Trust III (SSGT III) has acquired a 1.18-acre site in the Queensborough neighbourhood of New Westminster, B.C., where it plans to develop a six-storey, class A self-storage facility.

SSGT III is a private REIT sponsored by an affiliate of Ladera Ranch, Calif.-based. SmartStop Self Storage REIT. Strategic-owned facilities bear the SmartStop brand.

The project will include approximately 99,260 net rentable square feet across about 1,170 climate-controlled units, served by two elevators. Located on Tanaka Court, with frontage on Boyd Street and exposure to Highway 91A, the site is positioned to benefit from visibility to more than 102,000 vehicles daily, said SSGT III.

“This location checks every box: high income, strong growth, and a market that’s still underbuilt,” said Michael Schwartz, CEO of SSGT III and SmartStop. “This isn’t just another site. It’s a strategic play to expand into an underserved pocket of Greater Vancouver.”

The Queensborough area has evolved from an industrial corridor into one of the region’s most active residential growth zones. The new facility will cater to New Westminster communities including Queen’s Park, Sapperton, the city’s downtown, Brow of the Hill, Glenbrooke North, and Victory Heights.

Construction is scheduled to begin in the second half of 2026, with a soft opening targeted for late 2027.
