Strathearn Development Starts Building Edmonton Apartment Project

Strathearn Development has commenced construction on the first phase of a transit-oriented apartment project in Edmonton.

The project is located in the Strathearn community at 95th Avenue and 87th Street, directly adjacent to the Strathearn LRT stop, and marks the launch of a long-planned mixed-use community. Strathearn Development is a co-venture of Rockwell Investments, Canderel, Nearctic Properties, and Westlake, alongside GEC Architecture, which is providing master planning and architectural design.

The first phase will include 183 purpose-built rental homes in two six-storey buildings centred on a new public plaza with neighbourhood retail, as well as enhanced pedestrian and cycling connections to the River Valley area. The development is intended to create an active hub in Strathearn and strengthen links between the neighbourhood, the LRT, and downtown Edmonton.

Construction is anticipated to be completed by the end of 2027.

“Rockwell has a proud, historic connection to the Strathearn community. Now, after many years of planning and consultation, we are pleased to be underway with the redevelopment of these lands, to be contributing to ongoing growth and vibrancy of the neighbourhood,” said Jim Stein, the company’s vice-president.

Ben Rogowski, president and CEO of Canderel, said the development will add much-needed rental housing and strengthens the link between Strathearn, the LRT, the River Valley and downtown Edmonton.”

Rockwell is the original builder and long-time owner of the Strathearn Heights Apartments, with more than 70 years of involvement in the community.

Montreal-based Canderel is one of Canada’s largest private real estate companies, with a national portfolio spanning residential, commercial, retail, and mixed-use projects.

Edmonton-headquartered Nearctic is a privately owned real estate investment, development, and management company that has been a partner in Strathearn Heights Apartments for 40 years.

Toronto-based Westlake is an alternative investment and advisory firm focused on multi-family rental housing and health-care real estate in Canada and the United States.
