Walton Global Sells 41-Acre Industrial Development Land Site in Edmonton

Walton Global has sold a 41-acre industrial lot in northeast Edmonton to an unidentified buyer.

Known as Yellowhead Industrial, the property is situated just west of Anthony Henday Drive (Highway 216) and south of Yellowhead Trail (Highway 16), near key transportation routes. The land is within the Winterburn Industrial Area Structure Plan (ASP), which was adopted by Edmonton city council in 2010 to promote industrial development.

“The purchaser intends to develop the site into an industrial subdivision, including developing a portion of the site for their industrial uses,” a spokesman for Walton told Connect Canada CRE..

The site is undeveloped but a portion was leased and used as a construction yard, while the rest was farmland, according to the spokeswoman.

Scottsdale, Ariz.-based Walton is a prominent asset management and real estate investment firm with extensive landing holdings in Edmonton, Arizona and other southwestern and southeastern states.

“The sale of Yellowhead Industrial signifies Walton Global’s dedication to fostering growth and enhancing Edmonton’s business and industrial landscape,” said Rob Nixon, the company’s senior vice-president of real estate. “With a portfolio encompassing over 4,900 acres in the region, our team of real estate professionals is committed to maintaining a dynamic presence here and continually exploring new opportunities.”

The Yellowhead Industrial sale is part of Walton Global’s broader presence in the region and follows the sales of two land parcels totalling 660 acres within the Duggan Ranch Master Plan to Qualico Communities. The parcels, which cover 340 acres and 320 acres respectively, are positioned for residential development in Edmonton and were sold separately in July and August.

The parcels are expected to contain about 3,000 single-family homes and 38 acres of commercial and multi-family development, including green spaces, playgrounds, and other community infrastructure.
