Winnipeg’s Dawson Crossing to provide up to 3,000 homes
A new large-scale retail and residential development project in Winnipeg is slated to deliver up to 3,000 housing units as part of a major mixed-use project in the city’s southeast.
Avison Young announced that Dawson Crossing is now under construction along Fermor Avenue, a stretch of the Trans-Canada Highway, where it will serve as a prominent retail and residential hub and a gateway to cottage country in eastern Manitoba and northwestern Ontario.
The development will feature approximately 250,000 square feet of retail space, including large-format anchor tenants and street-facing storefronts, positioned to capture exposure from more than 65,000 vehicles passing daily. It will also be integrated with surrounding communities and planned transit infrastructure.
“Dawson Crossing offers one piece of the puzzle toward resolving Winnipeg’s housing shortage by providing up to 3,000 residential units near planned transit,” said Todd Labelle, a vice-president in Avison Young’s Winnipeg office. “It will add to the vibrancy of other neighbourhoods already established to the west and south.
Dawson Crossing will be surrounded by 12 acres of parkland, along with the convenient retail offerings, he added.
“This is a premier, desirable location adjacent to one of the city’s busiest transportation corridors,” said Labelle.
Located near established communities such as Sage Creek and Royalwood, the project is designed to accommodate a wide range of retailers, including grocers, restaurants, medical services, and daily-needs providers. Avison Young noted that retail vacancy rates in surrounding submarkets remain low, highlighting strong demand and limited availability.
“Dawson Crossing is positioned to meet retail demand by introducing new opportunities supported by expanding residential density and regional connectivity,” added Labelle.
