Former Inglewood Industrial Building to Become ‘Disneyland for Fitness’

A historic industrial building in Calgary’s Inglewood neighbourhood is being transformed into a large fitness club.

Inglewood is one of Calgary’s oldest and funkiest districts, featuring older, often renovated or repurposed buildings that span diverse asset classes.

Mike Zvonik, who secured a long-term lease for the 44,222-square-foot building, is converting the space into the Realm, a facility featuring a massive gym, a spa, medical services, and specialized training areas.

Zvonik told The Calgary Herald that he wants The Realm to be a “Disneyland for fitness” and meet the needs of all of its members.

The facility will include a 33,000-sf gym with more than 350 pieces of equipment and 100 feet of dumbbells. A full cardio section is designed on rising platforms, offering a panoramic view of the gym floor, according to the Herald. Additional amenities include a spa with cold plunge pools, steam rooms, infrared therapy, a hot tub, and showers. A large kitchen and eating area will also be available for members.

Originally built in 1951, the building south of 9th Avenue S.E. has served multiple purposes, including as a Singer sewing operation and a steel plant. Most recently, it gained notoriety as a filming location for HBO’s The Last of Us, where Pedro Pascal’s hair chair became a notable fixture during production.

Zvonik, a longtime Calgarian with a background in martial arts and construction, worked with industrial realtor Erik Dobrovolsky of CDNGlobal to secure the lease from Hungerford Properties. He saw the potential for the massive space to become a unique fitness destination after hearing frustrations from gym-goers about complicated enrolment processes, cancellation fees, and extra costs, the Herald reported.

The west wing of the Realm will house treatment rooms for chiropractors, massage and physiotherapy therapists, and estheticians, while an on-site doctor will offer IV therapy and blood tests. A store will carry a full range of supplements. The east wing will focus on martial arts and crossfit-style training programs.

With 24-foot ceilings and overhead crane tracks painted gold to complement the industrial-style décor, the Realm is designed to be both functional and visually striking, according to the Herald.

Zvonik has already secured more than 450 pre-opening members and expects to reach 2,000 by year-end.

Clients will be able to access the facility on a drop-in basis or through monthly or annual memberships.

Set to open in late March, the Realm will employ a permanent staff of qualified trainers while allowing independent fitness coaches to bring their clients to use the facility, the Herald reported.
