Helps building owners and operators across Canada understand tenant and resident demand trends and needs

Commercial real estate assets require constant assessment and analysis.

The failure to understand tenant and resident demand trends and needs could be extremely harmful to investors’ balance sheets. Determining trends has become extremely challenging in Canada’s rapidly evolving marketplace.

As the co-owner and operator of Toronto-based Simplydbs, Sarah Segal helps owners and managers understand their constantly evolving needs.

The firm gathers data on building preferences and satisfaction from tenants and residents via corporate, custom and in-house surveys. The comprehensive data is designed to help investors and building operators test their ideas and understand tenant and resident perspectives within a larger context and empower teams to make smarter, faster and more informed decisions.

Segal and her team have partnered on survey projects with such leading organizations as Boardwalk REIT, Canadian Apartment Properties REIT, Crown Property Management, Cushman & Wakefield, Fiera Real Estate, Greenwin, Manulife Investment Management, Massive Art and Starlight Investments. Gathering survey data, her firm strives to help developers, managers and investors build spaces that reflect the needs of users.

Segal has two decades of commercial real estate experience. Prior to co-founding Simplydbs with COO Katherine Radziszewski, she served as president of Toronto-based Shearwater Real Estate, where she worked alongside institutional investors, public and private companies and non-profit organizations.

She has also held director, consultant and broker positions with Informa Connect; RealNet Canada, where she was responsible for developing and executing the firm’s growth strategy; and CBRE Hotels Canada, which she co-founded. During her time with CBRE, she was also a founding member of the firm’s Canadian mid-market investment sales team.

Prior to becoming a licensed broker in 2003, she served with CBRE’s Toronto research team. She completed micro- and macro-level research projects along with many other wide-ranging tasks.
