Avison Young’s 2022 Rookie of the Year in Vancouver

Captured her firm's 2021 Global Diversity & Inclusion Champion Award

Starting out in the commercial real estate industry with Avison Young, Stephanie Yeargin sought to connect with her new colleagues quickly.

“Stephanie worked hard and made a point of getting to know all our brokers from her first day on the job – and even before then,” said an executive who nominated Yeargin for her Next Gen Award. “Her work ethic and attention to detail are what gained her a spot on one of our top office teams in the country. Having that level of support and mentorship has put her ahead of the competition.”

Yeargin is a senior associate in Avison Young’s Vancouver office. In that role, she helps tenant and landlord clients meet their respective office needs by negotiating renewals, relocations or dispositions on their behalf. She does so by completing a variety of tasks, including market surveying, site tours, business case preparation, client positioning in the market, negotiating transaction terms and financial analysis.

Among her accomplishments, Yeargin secured a long-term lease of a 15,000-square-foot lease for a client in a long-vacant office space in Anthem Properties’ Old B.C. Electric Railway building on Vancouver’s challenged Downtown Eastside.

She also implemented changes to the market offering of Bosa Properties’ building at 4555 Kingsway in Burnaby, B.C., and put 35,000 sf of office space under contract within a short period of time.

Working with Poland’s CD Projekt Red, she spent more than a year finding a solution whereby the landlord at 4190 Lougheed Highway in Burnaby fully managed and funded a custom-built office for the gaming firm’s needs. Yeargin also helped Victoria Gold negotiate an office renewal in downtown Vancouver that included a tenant-improvement allowance and a landlord-funded common area renovation.

And, her nine months of diligence helped the Canadian Bar Association’s B.C. chapter secure a substantial tenant-improvement allowance to build out a brand new space in downtown Vancouver.

In the view of leading organizations, Yeargin has benefitted her industry and company.

She is a 2024 Vancouver Real Estate Forum Outstanding Young Leaders Award nominee and was a 2022 CREW Vancouver Woman of Influence Award finalist. In the latter case, Yeargin, now 28, was the youngest finalist among am a veteran group that included professionals with more than 15 years of industry experience.

In 2022, she was selected as Avison Young’s Rookie of the Year in Vancouver, breaking the then office record for highest production in a broker’s first full year. She also garnered Avison Young’s 2021 Global Diversity & Inclusion Champion Award and the firm’s 2020 National Client Care & Delivery Award.

“Stephanie always prioritizes finding ways to dig up new business and clients, discussing and sharing ideas with her team, enrolling in continuing education on prospecting techniques and implementing her findings accordingly,” said her Next Gen Award nominator. “She keeps herself busy with activities she knows will benefit her business and, in turn, her team.”

In addition to serving her company, Yeargin gives back to the industry by serving on NAIOP Vancouver’s developing leaders committee.
