KingSett Capitalizes on RTO Movement Early with Downtown Montreal Office Acquistion
The return-to-office movement was just starting to warm up in summer 2025 when KingSett Capital made its key acquisition of the downtown Montreal office tower at 1200 McGill College Avenue.
The institutional investor acquired the 24-storey tower for a reported price of $101 million from Busac, a subsidiary of New York-based JEMB Realty, completing the largest office-building sale transaction in the city to date. By striking while the iron was lukewarm, Kingsett acquired a high-quality asset that comprises 240,000 square feet of office space and 73,000 sf of retail units, setting the stage for increased leasing office and higher occupancy as the sector was slowly rebounding after years of struggle.
The deal proved to be fortuitous. The RTO movement has gained much more steam since then as employer mandates bring more employees back to the office in the post-pandemic era, and the Montreal office market has heated up notably.
These are some of the reasons why KingSett CEO Rob Kumer was honoured with a Connect Canadian Transaction of the Year Award for completing the acquisition of the office tower at 1200 McGill College Avenue in downtown Montreal.
