Colliers Team Leads Reuse and Sale of 271,000-Square-Foot Mixed Use Property
A Colliers team handled the renovation, reuse and eventual sale of the 271,000-square-foot 104 Avenue Centre (now called District 104) in Surrey, B.C. The troubled asset at 14718 104th Ave. was originally known as the Canada Asian Center. However, the property had been vacant since its 1998 delivery and was acquired out of foreclosure for $56.6 million by 1262066 BC Ltd.
Despite the challenges with the property, the coordination among multiple parties led to a court-informed, lender-led sales process managed by the Colliers team, including Bill Randall, Mike Grewal, Dylan Sohi and Susan Holmes.
The sale resolved a complex distressed situation and attracted a local investor with a clear and ambitious vision for revitalization. In addition to planning substantial upgrades to the façade, underground parking, and core building systems, the buyer has applied to develop a hotel on the unencumbered portion of the property.
Colliers is also currently marketing the property as a mixed-use, for-sale-and-lease turnkey opportunity.
These are some of the reasons why the Colliers team was honored with Connect Canada’s Transactions of the Year Award for leading the sale of District 104. The award highlights deals and closings impacting Canada’s commercial real estate sector.
