Shindico Realty Acquires 42 Acres in the 165-Acre Water Tower District

Shindico Realty, led by Sandy Shindleman, acquired a total of 42 acres in the Water Tower District, a 165-acre, mixed-use development at the southeast corner of Marian and Archibald Streets in Winnipeg’s Saint Boniface neighborhood.

The deal made Shindico the single-largest private landowner in the district, projected to support over 700 jobs, including more than 22 acres of dedicated parkland, and to anchor a transit-oriented community in St. Boniface.

Olexa Development sold 14.3 acres to Shindico for a future retail centre, 10 acres for a multifamily development, and 17.8 acres for an industrial park. future industrial park.

Shindleman says the company existing relation with Olexa was critical to brining the deal together. He credits Shindico Senior Vice-president with playing a key role in completing the transactiion while represented Olexa as the owner/seller and facilitating agreements across three land parcels. According to Shindleman, his deep knowledge of the Winnipeg industrial and land market, combined with the established relationship between both parties, enabled efficient negotiations and smooth closings.

Shindleman also praises Olexa Founder and CEO, the master developer behind the Water Tower project.

These are some of the reasons why Shindico was honored with Connect Canada’s Transactions of the Year Award for its Water Tower District land acquisition. The award highlights deals and closings impacting Canada’s commercial real estate sector.
